Fire-Rated Apartment Door Locks: A Handover Checklist for Indian Builders and Housing Societies

In a society with 200 flats, there are 200 apartment entry doors facing the common corridor. Each one is a fire-safety decision made by someone: the builder, the interior contractor or the flat owner. Very often, a fire-rated door is installed at the time of construction, and a few months later a new lock is fitted for convenience. Nobody checks whether that lock was ever tested for the door it sits on.

That small step can break the fire rating of the whole door. This blog explains what builders and societies should check, in simple language, before a digital lock goes on a residential apartment door.

Fire Is a Home Problem in India

According to the National Crime Records Bureau’s 2024 data, 5,888 people died in fire accidents that year, which is about sixteen every day. Of these accidents, 3,585 happened in residential buildings, and electrical short circuits alone caused 17.2% of fire-accident deaths.

These are not rare numbers from far away. They describe the kind of homes, wiring and living patterns we see in every Indian city. For societies, this means fire safety cannot stop at extinguishers and alarms. The apartment entry door matters too.

A Fire Rating Belongs to the Complete Door Assembly

This is the most important point for any project team. A fire-rated Residential Apartment Door is not just a door. Under India’s National Building Code (NBC) and BIS provisions, it works as a complete rated assembly:

  •  The door leaf
  •  The frame
  •  The hinges
  •  The lock and latch
  •  Seals and other relevant fittings

If any one part is untested or unsuitable, the rating of the whole assembly can be affected. A fire-rated lock cannot turn an ordinary door into a fire-rated door, and a rated door with an untested lock is no longer a fully rated assembly.

Scope note: Digital door locks are designed for Indian residential homes and for wooden doors only. They are meant for apartment entry doors, not for commercial applications, staircases or exit doors.

Certificates Builders and RWAs Should Ask For

“Fire-rated” on a brochure is a claim. A test report is proof. When a lock is offered for a fire-rated apartment door, ask whether it sits inside this framework:

  • NBC (National Building Code of India): sets the requirement that fire doors and their hardware perform as a rated assembly for a defined time.
  • BS:476-20:1987: the fire-integrity test standard. A serious fire-rated lock is tested to hold for a rated period, for example 2 hours.
  •  BIS / IS 3614: the Indian standard for fire-check door assemblies.
  •  CBRI (Central Building Research Institute): independent fire testing and evaluation.
  • STQC: government quality certification that supports the product’s testing claims.

Fire departments in several Indian cities have begun questioning non-compliant fire doors and certificates that cannot be verified. For a builder, this can mean delays in approvals. For a society, it means a doubtful safety record. Keep every certificate on file.

What a Fire-Rated Digital Lock Should Do on an Apartment Entry Door

A certificate shows the lock can face fire. Good design decides how it behaves for the family inside. A fire-rated digital lock for apartment doors should:

  1. Hold its integrity in fire. It should be independently tested to BS:476 and keep working while the door heats up beyond 800°C.
  2. Keep working during a power cut. A mains failure is often the first thing a fire causes, so battery backup and a defined fail-safe are important.
  3. Open from inside in one simple motion. No code, no app, no thinking, even in smoke and darkness.
  4. Have a mechanical override. A physical key or release should work even when all electronics are gone.

If a lock cannot do all four, it is a convenience product, not a fire-safety product.

Handover Checklist for Project Teams and Committees

Use this list at the time of handover or when residents plan to change locks:

  1. Confirm the apartment entry door is a fire-rated door where your building plan requires it.
  2. Ask for test reports and certificates for the entire assembly, not just the lock.
  3. Check that the lock is approved for use on that exact door type.
  4. Confirm the door is wooden and its thickness suits the lock.
  5. Allow installation only by trained installers. Extra cutting or drilling can reduce the rating.
  6. Maintain a record of vendor details, certificates and installation dates for every flat.
  7. Include door and lock checks in your yearly fire safety review.

Builders and societies can request the Fire Rated Test Report.

Frequently Asked Questions

  1. Are digital door locks safe on fire-rated apartment doors?
    >>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>
Yes, when the lock is tested and approved for that door assembly, works on backup power, opens easily from inside and has a mechanical override.
  2. Does a fire-rated lock make the whole door fire-rated?
No. The door, frame, hinges, lock and other components must all be rated as one complete assembly.
  3. Can these locks be used on commercial buildings or staircases?
No. Digital door locks are designed for residential wooden apartment doors only.
  4. Which certificates should a society ask for?
Ask for NBC and IS 3614 compliance of the door assembly, BS:476 fire-integrity test reports for the lock, and supporting CBRI and STQC documents.
